Communications - Phone and Internet

chevron_rightHow do I get broadband Internet and Phone Service to my lot?
Emerald Pointe is very fortunate to have fiber optic lines installed throughout the park. Internet, and Phone Service can be provided to most individual lots by Frontier Communications. Internet service is offered with speeds up to 1Gig at reasonable rates. They can be reached at 877-433-3806.
Many lots have underground FIOS cabling installed already. For those that don't, Frontier will run cabling at no charge in a grassy area. If pavers are "in the path" where the cable is to be installed, the lot owner will need to temporarily remove pavers from that path. Frontier will NOT remove or replace pavers.
note: Frontier no longer offers "cable" type TV. -
chevron_rightIs there public WiFi available?
Wifi is available throughout the Clubhouse. The Library has tables, comfortable chairs and plug-ins for charging. The WiFi name and password are posted in the library.

chevron_rightWhere can I leave documents, etc. for the POA office when the office is closed?
There is a metal mailbox labelled “POA” on a pillar outside the office. You may leave any paperwork there when the office is closed. It is checked regularly, even during the off-season. Please do not deposit cash in this box.

chevron_rightAm I allowed to make improvements to my property?
Yes, improvements are allowed. Any and all improvements to properties or buildings must first be approved by the Lot Improvement Committee and any required city building permits are to be obtained prior to the beginning of construction. chevron_rightHow do I receive mail?
Each lot has a designated USPS mailbox. The boxes are situated on the side wall of the clubhouse, facing the shuffleboard courts. Each property has its own civic address, and each mailbox is individually locked. There are forms available in the library to start and stop mail delivery to Emerald Pointe, which you just leave in your mailbox when necessary.
Postal requirements for forwarding mail have recently changed. When creating a forwarding address from Emerald Pointe to another address, you should make a physical a physical appearance at a local post office and present an acceptable ID. -
chevron_rightHow do I use the Resort Library?
The library is located in the clubhouse and is open to all. Books are available for free to borrow. If you are done with a book, please return it to the bottom tray near the table & a volunteer library assistant will put it away. Please feel free to donate any gently used book to our library.

chevron_rightIs there a laundry room available?
There is a laundry room available in the clubhouse building. There are self-serve machines available ($$ quarters are necessary). The laundry room is open 24 hours a day for use by the residents of Emerald Pointe RV Resort.

chevron_rightIs there an EPPOA Office?
The EPPOA Office is located in the Clubhouse and is open April 15 - October 15, Monday - Friday, from 10:00 am - 2:00 pm (closed holidays). There is a POA mailbox outside of the office for dropping off any paperwork, letters, forms, etc. outside of office hours. The office is staffed by volunteers who are able to answer any questions you may have about Emerald Pointe.Off season, the office is checked occasionally for phone messages. It is best to contact us by email during the off-season. chevron_rightWhat are the pool and spa hours?
Pool and Spa
- Modern Men's and Women's shower rooms are adjacent to the pool and include clean bathroom facilities.
- All children under 15 MUST be accompanied by an adult resident.
- The pool and spa are currently open during daylight hours & until the automatic lights turn off at 10 PM.
- Both are heated, but very low air temps may make these temps unsustainable and higher air temps will raise water temps.
- The spa is heated to 104 degrees
- The swimming pool is heated to 85 degrees

chevron_rightWhere can I find insurance for lots with park models, ports, lanais and sheds?
American Integrity Insurance Company offers full coverage policies on lots with park models, lanais, ports and sheds. Like all Florida insurance companies, when they have reached their risk management "quota" in a given area, they will write no new policies in that area. Insurance brokers in in Punta Gorda (941-766-1411) and Ocala (352-368-7090) underwrite for American IntegrityLee Reed Insurance Company in Zephyrhills (813) 782-5502) states "We have one company that will write the RV ports. They will write them as a Tiny house. If the lanai or Casita has the bathroom, kitchen and extra living space it would be covered per our company. The RV ports would be covered because it has the rooms listed above as well. We can not cover any stand alone single weather tight rooms, stand alone screen rooms, or stand alone sheds. chevron_rightDoes Emerald Pointe have a recycling program?
Yes! A separate, marked bin is located in the trash dumpster area for certain plastics, aluminum cans, paper and cardboard (collapse large cardboard boxes). Please note that Pasco County is no longer recycling glass bottles and jars. Our recycled materials are picked up by Pasco County Waste Management three times a week on Monday, Wednesday and Friday. If the recycling bin is full on the weekend, please take your items home with you and bring them back after the collection on Monday.For more information, click the link below:

chevron_rightHow do I take care of my trash?
There are three large dumpsters and a recycling bin located next to the clubhouse (see separate FAQ re: Recycling) Trash bins are emptied on Monday afternoons, Wednesdays and Fridays. If the bins are full, please take your trash home with you until after the next collection. Please DO NOT leave items outside the dumpsters and DO NOT put yard waste, tree trimmings or construction debris in the dumpsters on the weekends. There is a video camera installed in the area. Offenders will be notified and there is the potential for fines to be levied by the EPPOA.Your co-operation is appreciated. When the area is kept clean, it is not as attractive to rodents and other pests!

chevron_rightCan I have propane delivered?
Class "A" Motorhomes can have propane delivered directly to the lot. We use Bahr’s Propane in Zephyrhills. There is a sign up sheet in a binder in the library. It is faxed to Bahr’s every Wednesday afternoon at 2:00 pm for delivery on Thursday.

chevron_rightHow do I arrange to have my palm trees trimmed?
Periodic palm tree trimming is done by Stutzman Bros. There is a sign up sheet in the Library. Please provide your email when signing up. An invoice will be emailed to you for payment directly to the company.

chevron_rightHow do I pay for electric service?
Emerald Pointe power is provided by Withlacoochee Electric Co-operative. It is up to the individual property owner to establish and maintain an account with Withlacoochie.Renters work your payment method out with your landlord.

chevron_rightIs the drinking water of good quality?
Emerald Pointe has two sources of water service on each property - well and city. Well water is to be used for washing vehicles, watering plants, etc.
For residential use, Zephyrhills city water is available. Some residents choose to add water filters to their drinking water source or use filtered water from refrigerators -

Many people at Emerald Pointe use Central Florida Pest Control to take care of ants and other insect pests on their properties year-round.
