POA fees and responsibilities at Emerald Pointe
All lots at Emerald Pointe are privately owned and all owners are responsible for year round Property Owners Association fees. Effective Jan 1, 2023 POA fees are $100 per month (payable $1200 annually, $600 semi-annually or $300 quarterly). Real estate taxes are individually assessed and collected by Pasco county.
The POA fees cover water, sewer, trash, private mail boxes, and lawn mowing. Each lot owner pays their own metered electric and is responsible for their landscaping (except mowing), including palm tree trimming.
The low monthly POA fee is a result of both having Boards of Directors who have effectively managed the finances and other business of the Resort over the years and a strong culture of volunteerism. A source of great pride, as well as a significant cost savings, is the support and dedication of our Committees, Owners and Tenants, who willingly volunteer their time, energy and expertise to keep our Resort running and looking beautiful.
